San Diego Market Update 2012

How is the market in the Coastal towns of San Diego?

Is the high end market back? Are homes selling in San Diego?

All those numbers above are single-family homes sold in 2012, January 1st - July 24th.
It definitely shows that people are back in the market, as well as in the high-end market. 

 

With 112 home sales in Rancho Santa Fe in the first 6 1/2 months of this year, it will end up being a pretty good year for the most expensive area in San Diego. Also a great sign:

 

  • The number of sales in La Jolla with 192 is significant. La Jolla averages the same sales price as Coronado. 
  • Del Mar is doing well as well, with 93 Sales and 1.7M average sales price. Those numbers are great news for such a small community. 
  • Oceanside is leading in Sales Volume (820 home sales) and remains the most affordable beach town in San Diego. In comparison to all the other beach towns, it’s the best buy and perfect for first time homebuyers or investors. 
  • Carlsbad has high sales volume and the mid sales price between the high-end communities and more affordable communities. 
  • North County is staying strong, #1 and #2 in average sales price and #1 in sales volume. 
  • Buyers are using the market bottom to buy themselves into the luxury communities of Rancho Santa Fe and Del Mar.
