The reasons people are selling their home has changed! In 2014 the top 5 reasons people selling are:

In 2013 and the past few years the reason people sold their home due to financial difficulties. What a changed!

San Diego Real Estate Market Reports January 2014

What will the real estate market do in 2014? Last year, especially during the buying season (early spring through early summer) there was a noticiable boom! Buyers and sellers are wondering, ' will 2014 be as strong as year as 2013?'

For a strong real estate market, there has to be consumer confidence, buyer demand that is stronger than inventory, and buying power: available cash or available finacing. 

Already in January there is a buyer buzz. Just yesterday at the Carlsbad NSDCAR meeting, there was a two page list of 'buyer needs'. Buyers who are looking with their agents and waiting for that perfect home to enter the market. The list of buyer demand was greater than the list of available listings. Great sign for our local Carlsbad, Encinitas, Cardiff area and a good time to put a home on the market. 

Ever notice the best listings sell within a day, and with mulitple offers? That's a trend we are likely to see again in the spring of 2014. Buyer competition for desirable listings will shorten the inventory's 'days of market' and drive prices upward. For example, yesterday on Carlsbad Brokers open I saw the cutest Bungalow, texted my client,  told her she's going to love this home and we've got to get her in quickly to view. We viewed together, and guess what, she DID love this home. However, so did other buyers. By the end of day there were 3 offers. Check out this cutest 1950 Carlsbad bungalow buyers are crazy about. 

My suggestion to buyers, take advantage of the winter months. Historically, there is less competition and less chance of entering a buyers mulitple offer senerio. As for as Sellers, my advice is to list in the early spring months. For homes with Ocean Views, try to beat the 'May Grey' and 'June Gloom'. Homes always look nicer with the sun shine on them. Sellers, the top reasons a homes sells: 1. exposure 2. price 3. location. INDRA GROUP has a great marketing plan to sell your home, check it out. 

If interest rates do increase later in 2014, there could be a slowing of real estate sales that could stall the market, like we saw last year after summer 2013.

Economy & Lending



Housing Starts in December declined by 9.8 percent from November, coming in just higher than expectations. Building Permits, a sign of future construction, fell by 3 percent. On the foreclosure front, RealtyTrac reported that foreclosure filings plunged by 26 percent from 2012 to 2013, with 1.4 million foreclosures recorded last year. This was the lowest total since 2007 as the housing sector continues to rebound, though at a modest and sometimes uneven pace. 

In inflation news, the Producer Price Index, which measures inflation at the wholesale level, rose in December for the first time in three months. However, the Consumer Price Index for December showed there is not much inflation pressure at the consumer level. Also of note, Retail Sales in December rose by 0.2 percent, above expectations. This number was lower than the 0.4 percent recorded in November, which was revised down from the 0.7 percent that was previously reported. 

What does this mean for home loan rates? The Fed will continue to monitor economic reports closely, as it decides when to further taper its Bond purchases. Remember that the Fed is now purchasing $40 billion in Treasuries and $35 billion in Mortgage Bonds (the type of Bonds on which home loan rates are based) each month to stimulate the economy and housing market. This figure is down from the $85 billion in Bonds and Treasuries the Fed had been purchasing last year. The timing of the Fed's decision to further taper these purchases could have a big impact on Mortgage Bonds and home loan rates this year, and it's an important story to continue monitoring. 

The bottom line is that now remains a great time to consider a home purchase or refinance, as home loan rates remain attractive compared to historical levels. Let me know if I can answer any questions at all for you or your clients.


 

OCEANSIDE MARKET UPDATE

Condos & Townhomes 

The median list price in OCEANSIDE, CA 92054 this week is $567,450. The 56 properties have been on the market for an average of 248 days.

Even though the days-on-market is trending higher, so is the Market Action Index at these inventory levels, providing a neutral outlook for the market.

Supply and Demand

The Market Action Index has been trending lower for several weeks while prices have remained relatively stable. If inventory continues to grow relative to demand however, it is likely that we will see downward pressure on pricing. 

The OCEANSIDE, 92054 market is currently quite strongly in the Buyer's advantage, with several months of inventory available at the current sales rate, buyers should find ample choice.

The median list price in OCEANSIDE, CA 92054 this week is $567,450. The 56 properties have been on the market for an average of 248 days. 

We continue to see prices in this zip code hovering around their high point. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels. 


 

Encinitas Market Update

Single Family Homes

The median list price in ENCINITAS, CA 92024 this week is $1,297,500.

Inventory has been tightening and days-on-market increasing recently. The Market Action Index has been basically flat, not
providing strong indication for market conditions. 

Supply & Demand

Home sales continue to outstrip supply! This is a Seller's market so watch for upward pricing pressure in the near future if the trend continues.
